Here’s our winning strategy for maximizing our clients’ sales price.
Are sellers maximizing their sales price and thus the amount of money in their pockets? That may seem like an absurd question in the current real estate market because you’ve likely heard some people are selling homes within a few hours or for $10,000 or $20,000 over asking price. If your house sold in four or eight hours, that’s great for your timeline, but you might be leaving money on the table.
If you want to maximize your sale price, the best way is to let as many people see your home as possible. Get as many offers as you can because that drives up the price. You should list the house and leave it on the market for a few days before considering offers. I’ve been implementing this strategy for a couple of months, and it’s made a massive difference for my sellers. We list the house on either a Thursday or Friday, the weekend is for showings and an open house, and then we review offers late in the day on Monday. I’m seeing excellent results and getting high prices for my sellers; we’re getting much higher prices than we would have if we just accepted the first offer.
Just this past Friday, I put a house on the market, and by that night we had three offers. All those offers were right around the asking price of $129,000, and they all tried to pressure us into responding to their offers that night. However, we reminded them we would be reviewing offers on Monday. One of those offers was for $132,000, and while a seller may be pumped about an offer of $3,000 over asking price, I knew we could get more.

Over the weekend, we received an offer that was over $20,000 over asking price. That’s how you maximize sales price and get the most amount of money in your pocket. That seller’s buying another house, so that extra $17,000 could help them get a larger house, afford the furnishings they truly want for it, or maybe their family will take a vacation and make great memories.
If a real estate agent is pressuring you to accept an offer within the first handful of hours, it’s probably not a good idea. The more offers you receive, the more money you’ll get for your house.
