Dubois County Real Estate Market Update – June 2026

Dubois County Remains a Seller's Market

Currently, there are 67 homes for sale throughout Dubois County. Over the past six months, 159 homes have sold, while another 38 properties are currently under contract.

Based on those numbers, Dubois County has approximately 2.5 months of housing inventory available.

For reference:

  • 5 to 7 months of inventory is considered a balanced market
  • Less than 5 months is considered a seller's market
  • More than 7 months is considered a buyer's market

With only 2.5 months of supply, sellers still hold the advantage in most segments of the market. Inventory remains relatively limited, creating competition among buyers for well-priced homes.

Home Prices Continue to Hold Strong

Over the past six months, the average home sold in Dubois County for $275,930.

Homes spent an average of 46 days on the market before selling.

While homes are still selling, today's buyers are becoming more selective than they were during the peak of the market a few years ago. Sellers who price aggressively from day one are typically seeing the best results.

One trend we're continuing to see is that many sellers are making small price adjustments before receiving an offer.

The average home that sold over the last six months:

  • Initially listed for $288,667
  • Reduced to an average list price of $283,105
  • Ultimately sold for $275,930

This means sellers are receiving approximately 95.8% of their original asking price.

That doesn't mean homes aren't selling. It simply means that pricing strategy matters more than ever. Buyers have more options today than they did during the height of the post-pandemic housing boom, and homes that start too high often require adjustments before attracting serious interest.

Market Breakdown by Price Range

Homes Under $200,000

Affordable housing continues to be in strong demand throughout Dubois County.

Current market activity includes:

  • 15 homes for sale
  • 12 homes under contract
  • 40 homes sold in the past six months

These homes averaged 44 days on the market and sold for approximately 95.6% of their final asking price.

With only 2.2 months of inventory, this remains one of the most competitive segments of the local market.

Homes Between $200,000 and $500,000

This price range represents the largest portion of the Dubois County market.

Current statistics include:

Homes in this category averaged 45 days on market and sold for 98.2% of their final list price.

Inventory also sits at approximately 2.2 months, indicating continued strength and demand from buyers.

This price range currently appears to be one of the healthiest segments of the market, with strong buyer activity and relatively limited negotiation.

Homes Over $500,000

The luxury market is telling a slightly different story.

Current activity includes:

These properties averaged 78 days on market, significantly longer than lower price points.

While sellers are still receiving approximately 99% of their final asking price, inventory currently sits at 9.2 months of supply.

That means higher-end homes are facing less competition among buyers and generally require more patience to sell.

For sellers, the market remains favorable overall, particularly if your home is priced correctly and presented well. Inventory remains low, and many buyers are still actively searching for homes throughout Dubois County.
