Evansville Real Estate Market Update – August 2026

If you're thinking about buying or selling a home in Evansville, Indiana, it's important to understand what's happening in today's market, not just the headlines, but what the numbers actually mean.

The biggest story this month is that buyers have more homes to choose from than they did just one month ago. Inventory has increased, giving buyers additional options, but Evansville remains firmly in a seller's market. Well-priced homes are still selling quickly, while overpriced homes are sitting longer and often requiring price reductions.

Evansville Remains a Seller's Market

As of August 2026, there are 489 homes currently for sale in Evansville. Over the past six months, 1,250 homes have sold, resulting in a 2.3-month supply of inventory.

For perspective, a balanced real estate market typically has between five and seven months of inventory. Anything below five months is generally considered a seller's market.

Although inventory has increased compared to last month, Evansville remains well below that threshold.

What does this mean?

There are more opportunities for buyers than there were earlier this summer, but demand is still strong enough that well-priced homes continue to move quickly.


Home Prices Continue to Rise

The average home sold in Evansville over the past six months sold for $244,952. Sellers received an average of 98.5% of their final list price, demonstrating that buyers are still paying close to asking price once a home is properly positioned in the market.

However, there's another important statistic worth noting.

On average, sellers received 96.8% of their original asking price, meaning many homeowners reduced their list price before ultimately receiving an accepted offer.

The lesson is simple:

Pricing your home correctly from day one matters more than ever.

Today's buyers are educated, and they're quick to recognize when a home is priced above market value.


The Hottest Price Range in Evansville

While the overall market remains healthy, not every price range is performing the same.

Homes Under $200,000

The entry-level market continues to see strong demand.

Current market conditions include:

  • 231 active listings

  • 534 homes sold over the last six months

  • Average of 35 days on market for sold homes

  • 2.6 months of inventory

Although this remains a seller's market, buyers have slightly more negotiating power than they do in the middle price ranges.


Homes Between $200,000 and $500,000

This continues to be the strongest segment of the Evansville market.

Current statistics include:

  • 210 active listings

  • 657 homes sold over the last six months

  • Average of 38 days on market

  • Just 1.9 months of inventory

  • Sellers receiving an average of 99.2% of their final list price

If you're selling a home in this price range, demand remains exceptionally strong.


Homes Over $500,000

Luxury homes continue to sell, although buyers have considerably more choices.

Current statistics include:

  • 48 active listings

  • 59 homes sold over the last six months

  • 4.9 months of inventory

  • Average of 58 days on market for sold homes

This is still not considered a buyer's market, but sellers should expect a longer marketing period and be prepared to price strategically.


What This Means for Buyers

If you've been frustrated by the lack of inventory over the past year, this month's numbers are encouraging.

With inventory increasing, buyers now have more homes to choose from and a little more time to evaluate properties before making an offer.

That said, the best homes—especially those priced between $200,000 and $500,000—continue to attract significant interest and can still sell quickly.

This is still an excellent time to sell a home in Evansville.

Low inventory continues to support home values, and demand remains healthy across most price ranges.

  • Respond quickly to market feedback.

The days of listing a home at any price and expecting multiple offers are largely behind us.

Today's buyers have options, and pricing strategy has become increasingly important.


Looking Ahead

As we move toward the fall market, I expect inventory to continue increasing modestly, giving buyers additional choices while keeping home values relatively stable.

Unless mortgage rates decline significantly, I anticipate Evansville will remain a seller's market for the foreseeable future, though one that's becoming more balanced than we've seen over the past few years.
