How to Find Out How Much a House Sold For in Indiana

Have you ever driven past a house in your neighborhood and wondered, “How much did that house sell for?”

Maybe you're thinking about selling your own home and want to know what nearby homes are selling for. Maybe you're considering buying in a particular neighborhood. Or maybe you're simply curious.

Whatever the reason, there are several ways to find out how much a house sold for. If the property is in Indiana, some methods are more accurate than others.

Here's where to look.

1. Check County Property Records

One of the best places to start is with public property records.

In Indiana, county offices maintain property information that may include previous sales, assessed values, property characteristics, ownership information and other records.

If you're looking for a home in Southwest Indiana, you'll typically want to start with the county where the property is located.

For example:

Search the appropriate county's property records using the home's address.

Keep in mind that public records aren't always updated immediately after a closing, so a recent sale may not appear right away.

2. Search Real Estate Websites

Real estate websites can also be a quick way to check a home's previous sale history.

Search the property's address on sites such as Realtor.com. Depending on the property and the information available, you may see a history that includes previous listing prices and reported sale prices.

This can be a convenient starting point, but we wouldn't rely exclusively on a third-party website if you need the most accurate information.

Sale histories can sometimes be incomplete, delayed or different from what's available through local property records and the Multiple Listing Service (MLS).

3. Ask a Local Real Estate Agent

For a property in Southwest Indiana, one of the easiest options is simply to ask a local real estate agent.

Real estate agents have access to the MLS, which can provide detailed information about properties that were previously listed for sale.

Depending on the property, an agent may be able to tell you:

  • The original listing price
  • Price changes while the property was listed
  • The final MLS sale price
  • How long the property was on the market
  • When the property sold
  • Other information about the listing

This can be especially helpful because the final sale price doesn't always tell the entire story.

How Do I Find Out What a House Recently Sold For?

If the sale happened recently, start by searching the property address online.

If you can't find a sale price—or the information you're finding doesn't seem accurate—check the county property records or contact a local real estate agent.

Recent closings may take some time to appear in public databases, while information about an MLS-listed sale may be available to an agent sooner.

Why Can't I Find the Sale Price of a House?

There are several reasons you might have trouble finding a home's previous sale price.

The sale may have happened very recently and the public records haven't been updated yet. The home may have transferred between family members or as part of an estate. It could also have been sold privately rather than through the MLS.

There can also be situations where the recorded transaction doesn't represent a typical open-market sale.

That's why it's important to understand the context behind the number instead of relying on a sale price alone.

Is the Previous Sale Price the Same as the Home's Current Value?

No.

This is an important distinction.

What someone paid for a house in the past does not necessarily tell you what the property is worth today.

Real estate values change over time based on the local market, interest rates, supply and demand, the condition of the property, renovations and many other factors.

For example, imagine a home sold for $250,000 five years ago.

Since then, the homeowner may have remodeled the kitchen, replaced the roof and finished the basement. At the same time, home values in the neighborhood may have increased or decreased.

That previous $250,000 sale is useful information, but it doesn't determine today's value.

How Do You Determine What a House Is Worth Today?

Real estate agents typically look at comparable sales, often called "comps."

These are homes that have recently sold and are similar to the property you're evaluating.

  • Location
  • Square footage
  • Number of bedrooms and bathrooms
  • Lot size
  • Age
  • Condition
  • Updates and renovations
  • Basement, garage and other features
  • How recently the comparable properties sold

The goal isn't simply to find the last house that sold nearby. It's to identify the most comparable recent sales and understand how your property differs from them.
