Posey County Housing Inventory

At the time of this report:

  • 37 homes are currently for sale.
  • 25 homes are under contract.
  • 110 homes have sold during the past six months.

Based on current inventory and recent sales activity, Posey County has approximately a 2.0-month supply of homes.

For perspective:

  • 0–5 months: Seller's market
  • 5–7 months: Balanced market
  • More than 7 months: Buyer's market

With only two months of inventory available, Posey County remains a strong seller's market, meaning demand continues to exceed the number of homes available for sale.

Home Prices and Market Activity

During the past six months:

  • Average sales price: $230,061
  • Average days on market: 41 days
  • Average sale-to-final list price: 97.7%

Homes continue to sell relatively quickly, and most sellers are receiving very close to their asking price once they've reached their final list price.

Are Sellers Still Reducing Prices?

One trend we're continuing to see is that many sellers are making a small price adjustment before receiving an acceptable offer.

Over the past six months:

  • Average initial list price: $240,962
  • Average final list price: Approximately $235,000
  • Average final sales price: $230,061

In other words, the average seller reduced their asking price by roughly 3% before accepting an offer. From the original list price to the final sales price, sellers received approximately 94.7% of their initial asking price.

That doesn't mean every home requires a price reduction. Well-priced homes in desirable locations are still attracting strong interest, while homes that enter the market overpriced often need adjustments before selling.

Market Conditions by Price Range

Not every segment of the market is performing the same. Here's how each price range compares.

Homes Under $200,000

This price range continues to see strong demand.

Current market statistics include:

  • 15 homes currently for sale
  • 7 homes under contract
  • 42 homes sold in the past six months
  • 41 average days on market
  • 96.7% of final list price received
  • 2.1 months of inventory

Affordable homes remain highly competitive and continue to favor sellers.

Homes Between $200,000 and $500,000

This is currently the strongest segment of the Posey County market.

Current statistics include:

  • 18 homes for sale
  • 16 homes under contract
  • 67 homes sold
  • 41 average days on market
  • 98.2% of final list price received
  • Only 1.6 months of inventory

With very limited inventory and sellers receiving nearly their full asking price, this remains an extremely competitive price range.

Homes Over $500,000

Luxury home sales remain limited in Posey County.

Currently:

  • 4 homes are listed for sale.
  • Only 1 home has sold during the past six months.

Because there are so few transactions, it's difficult to identify reliable market trends in this price range. Each luxury property tends to sell based on its unique location, features, and buyer demand.

Every Neighborhood is Different

Market conditions can vary depending on factors such as:

  • Mount Vernon vs. Poseyville
  • Newer homes vs. older homes
  • Homes with acreage
