Southwest Indiana Real Estate Market Update – August 2026
If you've been wondering whether the Southwest Indiana housing market is finally cooling off, you're not alone.
Interest rates have climbed slightly over the past few months, and for the first time in a while, July's average home sale price came in lower than July of last year.
Does that mean home values are starting to decline?
Not necessarily.
When we look beyond one month's headlines, the Southwest Indiana real estate market remains remarkably stable. Inventory is still low, home values continue to appreciate year over year, and buyers and sellers both have opportunities in today's market.

August 2026 Market Snapshot
Here are a few of the biggest takeaways:
- 2,668 homes have sold through the first seven months of 2026—the strongest pace since 2022.
- 3,499 new listings have hit the market this year, giving buyers more options than they've had over the past several years.
- The average home price is $263,600, up 3.8% year over year.
- Southwest Indiana remains a seller's market with just 2.4 months of inventory.
Although one month showed a lower average sale price than July 2025, the overall market continues to appreciate at a healthy pace.

Home Sales Continue to Recover
One of the most encouraging trends this year has been the increase in closed sales.
Through the first seven months of 2026, 2,668 homes have sold, making this the strongest start to a year since 2022.
While we're still below the activity levels experienced from 2016 through 2022, the market continues moving in the right direction.
More buyers are entering the market, and transaction volume is steadily improving.
More Homeowners Are Deciding to Move
Inventory continues to improve.
Year to date, 3,499 homes have been listed for sale.
That's still below the roughly 3,800 listings we averaged before the pandemic, but it's well above the inventory levels we experienced during the "lock-in effect" of 2020 through 2025.
Many homeowners delayed moving because they didn't want to give up mortgage rates in the 2% and 3% range.
Now, life is beginning to outweigh low interest rates.
Families are growing.
People are downsizing.
Job changes continue to happen.
As time passes, more homeowners are deciding it's worth moving despite higher mortgage rates.
Interest Rates Remain the Biggest Variable
Mortgage rates currently sit around 6.67%.
While that's slightly higher than earlier this year, rates have remained remarkably stable since late 2023, generally staying between 6% and 7%.
That consistency has helped buyers adjust expectations and has brought more stability to the housing market.
Although no one can accurately predict future interest rates, today's environment is far more predictable than it was just a few years ago.

Did Home Prices Actually Decline?
One headline caught many people's attention.
The average sale price during July 2026 was $273,904, compared to $288,200 during July 2025.
At first glance, that appears concerning.
However, monthly averages can fluctuate significantly depending on the types of homes that sell during any given month.
For example, if several investors sell dozens of lower-priced rental homes during one month, the average sale price naturally decreases—even if home values themselves haven't changed.
The more important statistic is the year-to-date trend.
Through the first seven months of 2026, the average sale price remains 3.8% higher than during the same period last year.
That represents healthy, sustainable appreciation.
Unlike the rapid increases of 13% and 9% experienced during the pandemic years, today's market is returning to a more normal pace.
Southwest Indiana Is Still a Seller's Market
As of early August:
- 916 homes are actively for sale
- 430 homes are currently pending
- 2.4 months of inventory remains available
Since anything under five months is generally considered a seller's market, sellers continue to maintain the advantage overall.
That said, buyers have noticeably more choices than they did during 2021 and 2022.
Pricing Correctly Matters More Than Ever
Today's sellers are still receiving strong offers.
Across Southwest Indiana:
- Sellers received 98.1% of their final list price
- Sellers received 96.2% of their original list price
That difference tells an important story.
Many sellers are still pricing their homes too aggressively and later reducing the price before finding a buyer.
Homes that are priced correctly from day one continue to sell faster and for more money.
Which Price Range Is the Most Competitive?
The market varies dramatically depending on price point.
Under $200,000
Inventory remains tight at 2.5 months.
Homes average only 38 days on market, making this one of the most competitive segments.
$200,000–$500,000
This continues to be the strongest portion of the market.
Inventory is only 2.0 months, and sellers average 98.7% of their list price. The $200,000–$250,000 range is especially competitive with just 1.3 months of inventory and an average of 31 days on market.
Over $500,000
Luxury homes remain more balanced.
Inventory ranges from 4.1 to 4.8 months, giving buyers additional negotiating opportunities while sellers still average around 98% of list price.

What Does This Mean for Buyers?
If you've been waiting for prices to collapse before buying a home, history suggests that's a risky strategy.
Many buyers waited in 2019 because they believed prices couldn't continue climbing.
Instead, values increased more than 20% over the next two years.
No one can predict the future, but building long-term wealth through homeownership has consistently proven to be one of the strongest financial decisions for families planning to stay in their home for several years.
Today's buyers have:
- More inventory than they did a few years ago
- Stable mortgage rates
- Less competition in many price ranges
- More opportunities to negotiate
