During the first five months of 2026, 1,781 homes sold across Southwest Indiana.
During the same period in 2025, 1,671 homes sold.
That represents a 6.6% increase in closed sales year over year.
More homes are changing hands despite mortgage rates remaining above the historic lows experienced during the pandemic years. This is a positive sign that buyers are continuing to adapt to today's market conditions.
More Homes Are Coming on the Market
One of the biggest challenges over the past several years has been a lack of inventory.
Fortunately, inventory is gradually improving.
During the first five months of 2026, 2,343 homes were listed for sale compared to 2,259 during the same period in 2025.
That's a 3.7% increase in new listings.
While inventory remains below historical norms, additional listings give buyers more options and help create a healthier market overall.
Current Housing Inventory Remains Low
As of June 2026, there are approximately 816 homes actively for sale across Southwest Indiana.
Based on current sales activity, that represents a 2.3-month supply of homes.
To put that into perspective:
- 5 to 7 months of inventory is considered a balanced market.
- Less than 5 months is considered a seller's market.
- More than 7 months is generally considered a buyer's market.
At 2.3 months of inventory, Southwest Indiana remains firmly in seller's market territory.

The average home sale price during the first five months of 2026 was $254,000.
During the same period in 2025, the average sale price was $244,667.
